Yes, the building is an old one on the outside, nicely decorated inside. Parking lot is small, but plenty of onstreet parking. The area is fine, sorry if you are from Suburbia and not used to being in an old mill town. One block to the right of the bridge.
The food is the best for Vietnamese that you will find outside of Viet Nam, which is the main reason for going. If you are afraid of unknown food, then stick with the China menu and you will be pleased as well.
If this place was downtown, you would be paying at least twice as much for the food.
The service is very good (Vietnamese staffed) and the pot of tea is free- how can you be more athentic.
If you prefer plain old "Chain Store" food, then stick with PF Chang and miss out on great original food.
It will keep Patrick Flemming happy (You thought the PF was an oriental name?).

Great Chinese and Vietnamese food. A large menu selection. As near to authentic as I've had anywhere outside China and Viet Nam. Very reasonable prices. Great service and friendly staff. It doesn't get any better than this. The next time you're down the Water Front, take a small detour and try this one. You won't be disappointed.
- Pros: Very good food. Small, but comfortable.
- Cons: A little off the beaten path. Not much off street parking.

Chineese food is my favorite, and this is my favorite place. My wife and 2 kids eat there often.
We went down one night and ordered at least ten different items. All of them were fantastic! (Made great leftovers too!). Not only is the food fanstastic they present it in a beautiful, delicate way. Song-sing chicken is a must especially at 8+ on the spice scale. The Crab-asperagus soup is perfection.
- Pros: taste, presentation, price
- Cons: run down building, minimal parking, not nice area
